The Federal Eviction Moratorium is set to expire on March 31st, 2021. Many states have been attempting to classify the moratorium as unconstitutional in an attempt to strike it down. It's not looking likely the moratorium will be extended again.

This prediction is good news for landlords, especially smaller 'mom & pop' landlords who have been struggling with staying afloat financially during the eviction moratorium, but what does it mean for renters?

In some states, renters are still protected, even if the federal moratorium concludes. California, for example, has a statewide ban on evictions through June 30th, 2021. Renters in states like Arizona, with no statewide protections, can expect eviction notices to start rolling out for unpaid rent.

Thankfully, money is flowing to both landlords and tenants as part of President Biden's recent $1.9 trillion stimulus package. The tricky part is getting that money into people's hands in time for them to delay eviction or foreclosure.

The good news is that lawmakers nationwide are eager to assist both landlords and tenants in 2021. It's easy to see that everyone is hurting after dealing with the economic disaster from Covid-19.

With summer 2021 around the corner, this summer will likely be one to remember as everyone is eager to get back on track financially, plus back to normal, following the havoc of Covid-19 in the United States.
