Short-term rentals are currently illegal in Clark County (where most of the strip is located), but that doesn’t thousands of owners from listing their Airbnbs online.
Even though short-term rentals in Las Vegas are illegal, and owners can face fines of $1000 per day, some resort properties are allowed to list rooms on Airbnb rather than locals who own single-family homes, or multifamily properties in the area.
In some cases, the City of Las Vegas does allow new short-term rentals but owners must register a business and the owner must pay a $500 annual fee.
Most owners wouldn’t have a problem with this but, they are also required to ensure that their properties are not less than 660 feet from other short-term rentals, and the owner must live on the property as well.
Will AB363 Change The Short-Term Rental Industry?
Thanks to the recent passage of AB363, Clark County will soon be forced to legalize, then regulate, short-term rentals by July 1st.
Does this mean that property owners will be able to easily list their rentals on Airbnb or VRBO? Not likely, since there will be parameters for owners to follow including:
· Maximum unit occupancy.
· Distance requirement between short-term units.
· Limits maximum occupancy of tenants.
· Sets cap of the maximum allowed short-term rentals in a multifamily property.
· Requires a designated local representative, or property manager, who will be responsible for the rental 24 hours per day.
· Owners will not be allowed to hold more than 5 units per property
Locals hope that once the new rules are enforced, they will effectively regulate the short-term rental industry and potentially motivate some owners to transform their short-term rental stock into long rental properties.
