More cities in California are considering tenant protection ordinances

Following the expiration of State and Federal eviction moratoriums, more cities are considering tenant protection ordinances.

Sadly, like the Eviction Moratoriums, tenant protection ordinances make it more difficult for landlords to remove tenants who are not paying rent and specific language in those ordinances also prevents landlords from renovating their properties as well.

Which California Cities Have Tenant protection Ordinances?

In California, it’s not uncommon to find that most cities across the Golden State have tenant protection ordinances in place that protect renters from eviction, and continue to make it very difficult for most landlords to survive.

For example, the City of San Diego, recently passed another ‘no fault’ eviction moratorium that protects tenants from non-payment of rent, due to COVID-19, until September 30, 2022, or two months after the COVID pandemic officially ends.

Chula Vista To Consider Tenant Protection Ordinance On May 3rd

In Chula Vista, the council is meeting on May 3rd to consider a tenant protection ordinance that will restrict evictions, and make it more difficult for landlords to conduct any substantial rehab on their properties.

Sadly, the proposed legislation also contains an ‘anti-harassment’ language that’s specifically written to protect tenants, and squash the rights of landlords.

Las Vegas doesn’t currently have similar eviction protection measures in place, but with more than $360 million in Federal rent relief funds still available, tenants who are facing eviction there have somewhere to turn for financial assistance.

The rental market in Phoenix is also slowly returning to normal, and the Governor recently terminated the State of Arizona’s COVID-19 Declaration of Emergency due to the state's success rate with vaccinations.

Landlords Must Be Ready For Upcoming Changes To The Rental Market

One thing is for certain, the battle over evictions is certainly not over, especially in California, where lawmakers continue to ‘kick the can down the road and postpone evictions for as long as possible.

Regardless if you own rental properties in Las Vegas, Phoenix, or San Diego, you owe it to yourself to hire a property manager to professionally manage your rental properties.

Property managers stay on top of what’s happening in the rental market, including following all of the changes to State and Federal rental laws, so that landlords can rest easy and enjoy earning passive income from their rental properties.
