2022 Winter Maintenance Checklist For Rental Properties

Winter is here for a few more months and if you’re like most landlords, you may be eager to take care of maintenance at your rental property, especially if your property is located in a part of the country that has hot summers that make outside work difficult.


Thankfully, with cool winter weather, you can take advantage of ideal temperatures to handle routine maintenance, but it’s best to know which projects to focus on so that you can get the most ROI from your time and money.

Property Cleanup


One of the first things to do during the winter is a property cleanup because there may be a lot of leaves and debris from trees that are left from the fall.


Start by trimming shrubs, cutting back trees, power washing the driveway and walkway, checking cracks, inspecting the foundation, and cleaning the chimney (if needed).


Clean The Gutters


Besides a thorough property cleanup, you should also clean the gutters as well because poorly functioning gutters can lead to damage to the roof and possible flooding of the home.


Winterize Outdoor Hookups


In colder climates, where temperatures can dip into the ’20s at night, you should also winterize outdoor water hookups and the sprinkler system as well because if water is left in irrigation lines during the winter months, it can lead to damage that will be costly to repair.


Indoor Maintenance


Inside the rental property, you should check for cracks in the walls or floorboards and gaps around windows then seal them, because those cracks will lead to cold air entering the rental property during the winter months.
